Virtual reality is an artificial environment that is created with software and presented to the user in such a way that the user suspends belief and accepts it as a real environment. On a computer, virtual reality is primarily experienced through two of the five senses: sight and sound.

Scope:

VR Technology is going to be used in almost all industries. It is already being used in education field, medical field, entertainment field, and in some training industries.

While marketing the new housing societies, only the 3d model of that society is created, the external view of that society is visible but when we talk about the interior design, it is not possible to clearly view inside the rooms, kitchens, baths, corridors and their colors, decorations etc.

That’s why we are going to make the virtual reality based view of real estate project to change the whole scenario of the real estate marketing, we are going to make a virtual reality based system in which buyers not only see the interior design but buyer can also interact with the rooms, kitchens, baths, corridor and he can also visit the whole apartment, flats, or any kind of property that is going to be build.

Virtual reality based view for real estate we aim to provide users a 360 degree experience. The user is able see each and every corner of the property in one image itself. Improved user experience will be able to provide a boost in the online housing applications. We intend provide users with a walk-through of the house. Aim of the walk-through is to make users believe that they are actually present there even if they are far away. This kind of experience will help the users make their decisions faster. Users can view the estate according to their convenience.

We get to see a new dimension of technology every day. Any technological development is aimed at making our life easier and more comfortable. Virtual reality, too, was developed to give people a more enhanced experience.

As surprising as it may sound, this technology has a lot ofscope in the real estate sector.

Background:

Sutherland presented the key concepts of immersion in a virtual world in “The Ultimate Display” in 1965. The paper also introduced the challenge to make that virtual world look, act, sound and feel real.

Brooks defines a VR experience as an experience in which a person is effectively immersed in a virtual world. The virtual world is responsive by means of a control of the viewpoint. Immersive virtual reality is defined by Andries van Dam et al. as technology that gives the user the psychophysical experience of being surrounded by a virtual environment.

Project Objectives
    1. To create the virtual reality project we've chosen an IICT Department's building as the site for illustration.
    2. To create 3D model of IICT Department, we will cover whole building with 360 degree photos, to see all the details of building.
    3. After capturing the whole building, we will model the whole building with the help of Autodesk Maya.
    4. We will import those 3d models inside the unity engine.
    5. Then we will create navigation for making buyer walk-through tour ‘usable' so that buyers should be able to feel this VR experience.  We will use arrows place on the ground to navigate through various rooms, as it is quite intuitive and the ground placement is crucial. While rotating the head, the ground below is only a stable place where you can move around.
    6. After the modeling and navigation, we will create the android app for the headset.
    7. We are also creating the website for marketing our brand, and showing our whole work.
    8. Our final step is to make this project commercially available for the developers and constructors in the Pakistan.
Project Implementation Method

We have choosen Rapid Prototyping Model because this model allows users to provide feedback in the process of developing the system. The system then, could be revised repeatedly until an efficient system is developed.

Every development project begins with a detailed road map documentation, to guarantee that the final VR application, will exactly match client expectations.

The implementation of VR in the design process requires a holistic approach. Implementing VR in the design process is not primarily a technical challenge but rather a comprehensive process which requires clearly defined aims and all-embracing efforts.

From the practice in building the virtual worlds, several methods have been observed and several other methodologies have been proposed.

Building the models using tools such as 3D Autodesk Maya or 3D Studio, then exporting them in a certain file format that allows them to be used in the development environment of the VR application and, finally, adding functions and behaviors using graphics libraries or simulation packages.

Benefits of the Project
  1. After the successfully completion of this project, seller can present a new virtual reality based 3D model to a buyer, and buyer can feel that environment.
  2. It also helps architects to create building interiors, so that the buyers can get a feel for how those interiors work, rather than taking their cues from you.

  5. VR also extracts the metadata from users, tracking where users focus their gaze in the virtual space and foot traffic through heat maps. This helps reveal patterns in which users are interacting with the building, that can help influence space utilization and provide data for development and validation of architectural features.
Technical Details of Final Deliverable
  1. When you wear Oculus Rift head or Samsung Gear mount display, you can see the exterior model of the building, then with the help of navigation controllers buyers can visit the interior designs and functionalities.
