Since it is difficult to duplicate the blockchain, implementing land registry using this technology helps in avoiding any illegal activities involved in land transactions. Contracts and ownership details are maintained in a decentralized method. It is easier to track the data transaction from the block chain implementation as it eliminates the need for physical intervention and thus improves the overall security for users of the system. blockchain land registry platform can offer you a Interplanetery File System(IPFS) where anyone can record and access information without the involvement of any centralized authority.

 Stakeholders involved in the Blockchain Land Registry Platform.

User who wants to buy or sell property register to the land registry platform with detail like Id-card Ph.no,name etc. Seller upload the property specification on the platform. Buyer then request access to the listed property. Seller approve the request. Land inspector verifies the Documents of the Property and initiate the transfer. Blockchain land registry platform will allow you to upload the title documentation to the blockchain network where signers can sign the document and other users can verify it when needed. By keeping an immutable record of transactions, blockchain can prove that you are the owner of the land title and prevent from forgery of documents.

Benefits of the Project

Time: The current land registry system is very time consuming and it even take weeks or months to transfer the ownership of land from one party to other. Using blockchain this whole work can be done with some clicks only.

Reduction of Fraud: Current land registry system is very corrupt and one can easily make changes in the document and can-do swindling in the documents. By using blockchain the possibility of fraud will reduce almost to zero percent. All the work will be done using smart contracts under the transparency. So that the both parties can actually keep eye on the process.

Secure System:

All the blockchain transactions are secure by cryptography.  Each block contains essentially a unique and private key that can be verified with a public key. If there is a change in transaction-related data, the block unique key becomes invalid. As a result, the block is discarded from the chain. So if any third party will try to do changes in the record or transactions he won’t succeed.

Neglection of Third Party:

As the whole process will be done through smart contracts there will be no need of the third party. Which usually cause the frauds and is also costly because the both parties has to pay the fix amount of percentage to the dealers.

Trust:

Blockchain creates trust between different entities where trust is either nonexistent or unproven. As a result, these entities are willing to engage in business dealings that involve transactions or data sharing that they may not have otherwise done or would have required an intermediary to do so.

Visibility and Traceability:

Blockchain-based traceability has the potential to identify counterfeits or fake transactions, tracking/tracing product origin, and supply chain activities at the same time can ease paperwork processing. Through the necessary encryption and control mechanisms, blockchain safeguards transparency by storing information in such a way that it cannot be altered without recording the changes made.

Technical Details of Final Deliverable

The landmark is an independent decentralized web application. This web application is used to minimize the fraud rates while transferring the ownership of the land. This application will be used to buy and sell the property along with that we also provide the transferring of ownership of the land through smart contracts using blockchain which is the most secure technology. The user can also check the previous history of buyer and seller. The purpose for creating this platform is to save the time of users giving them a secure, easy to operate, user friendly and efficient platform. As the current system is very time consuming and expensive due to the involvement of the third parties and dealers.

Seller interface

Sellers can upload properties’ images and documents on the platform and pin the land’s location on the map. The transaction corresponding to the seller’s action of listing the property details is recorded on the blockchain. Once the property’s details are uploaded to the platform, it is made available to all users who have signed up as a buyer.

Buyer interface

A buyer interested in any specific property can send a request to access its specification to the seller. Sellers receive notification for property access requests. They can either deny or accept it by looking at the buyer’s profile. Buyers can view the previous ownership records of the property and send a request to purchase it and initiate the transfer. Transactions corresponding to the requests made by both sellers and buyers are recorded on the blockchain to ensure authenticity and traceability.

Admin panel

Land inspector verifies the documents submitted by buyers and sellers and adds the authenticated records to the blockchain land registry platform. Sellers and buyers sign the property ownership transfer document in front of the land inspector on the land registry platform. The signed document gets saved in the database and transaction corresponding to it is recorded on the blockchain. The transfer is initiated and smart contracts trigger to send funds to the seller and title’s ownership to a new buyer.

Our decentralized web application will use Solana blockchain for the transfer of ownership of the land through smart contracts.

The interface of this decentralized web application will be easy to use user friendly and flexible. The user can easily use the app there will be simple operations login, logout and signup.
